About the UK Area Due Diligence Snapshot

Before you view a property, make an offer, sign a tenancy, or start ripping out a kitchen, it helps to know what you're walking into. This tool pulls together the things people normally have to hunt across five or six different websites for — price trends, EPC profile, crime category, planning notes, broadband coverage — into one plain-English snapshot, built from our own regularly-refreshed dataset rather than a slow live lookup.

How to use it

  1. Type in the postcode district (the part before the space, e.g. "SW1" or "LS6") and choose what you're looking to do.
  2. Add a budget and property type if you want them reflected in the report — both are optional.
  3. Hit "Run Snapshot" for the full free report, then print it or save it as a PDF.

Frequently asked questions

What data does the snapshot use?

A built-in dataset that we refresh periodically ourselves — covering sold-price trends, EPC ratings, crime categories, planning notes and broadband coverage for a growing list of UK postcode districts. It isn't a live API, so treat every figure as a helpful starting point and always check the primary sources (Land Registry, your local council, police.uk) before making a decision.

Do I have to pay to see a report?

No. Every free-tier feature — the area score, price trend, EPC and crime summary, planning notes, red flags, checklist and a printable report — works fully for free, with no watermark and no signup.

What does Full Access add?

Side-by-side comparison of up to three areas, a renovation risk mode, a landlord/investor mode, school and commute notes, custom score-weighting sliders, a detailed room-by-room viewing checklist, and negotiation prompts built from that specific area's own red flags.

How is the area score worked out?

It's a weighted blend of three things: affordability relative to the wider market, safety based on local crime category, and planning/condition risk. The default split is roughly even; Full Access lets you drag sliders to weight the score toward what matters most to you.

What if my postcode district isn't in the dataset yet?

You'll still get a full report — it falls back to broad UK-wide averages and says so clearly, rather than leaving you with nothing. We're adding more districts to the built-in dataset over time.

Is this a substitute for a survey or solicitor?

No — think of it as a fast first filter, not a replacement for a proper survey, conveyancing search, or professional advice. It's designed to help you ask better questions, not to make the decision for you.
